Mixed-use development, Newton, MA
Design Challenge:
Develop a mixed-use project that will transition a business district to an abutting residential neighborhood.
Study an as-of-right solution versus an increased density solution that will require a special permit.
Solution:
The right choice was the increased density solution. With the support of the planning department, the project was ushered through the political process that included neighborhood input.
The board of aldermen unanimously approved the project. They lauded it for its consistency with the Newton Comprehensive Plan, enhancing the vitality of the village center and diversifying the housing stock in the city.
The 11,000+ sf, three-story building has 3,000 sf of retail space at street level with 5 diverse housing units above, including 3 flats and 2 duplexes.
Client opted to forgo this mixed-use project in lieu of an all-residential project.
